The Innovations Group LLC Announces Completion Of New Medical Office and Surgery Center in Brentwood


Renovating a building originally designed as a spa into a state-of-the art facility for a plastic surgery facility was a challenge The Innovations Group, LLC, (TIG) of Franklin, Tenn., was ready to undertake. Cool Springs Plastic Surgery (CSPS) began accepting patients at the new facility during the first week of January 2019.

 

            Eric Powers, president of The Innovations Group, LLC, points out, "Our company offers the unique opportunity to help medical practice clients, like this, design and develop their project from start to finish. Our team offers development management services to create and operate the budgets, as well as finance and provide oversight of all the construction, enabling the doctors to focus on practicing medicine, while making money investing in real estate."

            Located on one acre at 620 Church Street, E., in Brentwood, Tenn., the 16,500 square-foot, three-story building was originally constructed for Athena Health Club & Day Spa, with an indoor pool on the second floor. Today, that facility, owned by Cool Springs Plastic Surgery, has been redeveloped into a plastic surgery center with two operating rooms and one procedure room, as well as clinical space with an area for administration of injectables. Also included is a nonsurgical spa area. The practice anticipates celebrating its Grand Opening on March 7, 2019.

            John Moore, M.D., Cool Springs Plastic Surgery Center, explains, "Eric Powers and The Innovations Group LLC helped us evaluate the options of being a part of a medical office building or developing our own medical office building. We decided to invest in our own dedicated building created to serve our practice's demands most effectively. Eric and the team used their unique abilities to develop and manage the entire project as well as to create the architectural planning and appropriate design. This expertise helped us not only develop our medical office and surgery center, but create and manage the financial planning, business planning, certification, and bank financing of the building development and operation. Their development management oversight helped us design, plan and manage our development costs from start to finish.”

            As senior development manager for the project, Powers indicates, "This project brought unique challenges in the form of the existing swimming pool on the second floor, which had to be removed to achieve the required space for the new operations. Complications of doing a surgery center are extensive especially in the state of Tennessee, which requires a Certificate of Need in order to have a surgery center. We helped guide the Cool Springs Plastic Surgery practice through that application process and provided the attorneys."

            Steve Akers, design director, emphasizes, "Integrous Architecture works with and supports The Innovations Group with experienced architectural design services to create the best aesthetic and functional space for the physicians to operate. With Cool Springs Plastic Surgery, the design aesthetic was very important, as CSPS's goal is to positively impact their clients in the same way."

            Outlining the process in working with physicians, Armando Estrada, development manager, explains, "Once our client has determined the location they want to use, The Innovations Group, LLC, steps in to evaluate the site, develop the concept, design the building and manage the engineering. Our team creates pro formas and finance models needed to approach and handle the relationship with the bank. TIG's team selects the contractor, then provides contractor and project management."

            Once the project is completed, if the client practice wishes, TIG provides business management of the building ownership group, as well as property management of the facility.

             In addition to Eric Powers and Akers, team members, who were key to completion of the project at the end of November after only 18 months, include Josh Powers, property manager, and Samantha Richard, accounts manager. Deangelis Diamond was general contractor for the project, and Casella Interiors provided the interior design direction.
